With more than 1,100,000 square feet and 225 stores, it is one of the largest shopping centres on the Island of Montréal. SBSA was responsible for the original design of the centre as well as its expansions since 1968. Since its inauguration, SBSA has carried out more than 100 modernization projects at this shopping centre.

We are continuously involved in shopping centre renovations and tenant improvements, as well as building inspections and evaluations to ensure its structural condition.

Overview of our involvement over the past 10 years and challenges encountered

2010-2015: Major refurbishment of the 2nd floor for the addition of the Municipal Court as well as La Cage aux Sports

  • Conversion of former cinema halls totalling 30,000 sq. ft.
  • The floor had to be modified and resized, with a new structural slab poured and reinforcement of existing joists.
  • The space above had to remain open at all times. The project had to be completed in phases to avoid interrupting shopping centre operations. Floor level tolerance was strict, so deflection had to be adjusted according to spans and coordinated with the client.

2012: Renovation of the Trianon entrance

  • Concrete repair and refurbishment of entrance stairs
  • Large new canopy

2012: Major renovations for Target stores (now Canadian Tire)

  • Modifications for new entrances
  • Addition of skylights over 50 feet long

2015-2017: Refurbishment of the parking structure

  • Column repairs, column replacements, and more.

2018-2019: Refurbishment of the police station

  • Refurbishment of the slab-on-grade. Floor level tolerance was strict, so deflection had to be adjusted according to spans and coordinated with the client.

Actual construction costs vs design budget: The cost of work over the past 10 years has been evaluated at several million dollars. The budget for the Municipal Court project was $5 million. Unfortunately, the owner does not share information regarding cost overruns or adherence to budget.

Site operations: During renovations, the site remained fully operational.
