This project involved the coordination of structural, geotechnical, and architectural requirements within a constrained site and schedule. Early geotechnical investigations identified poor soil conditions that would typically require deep foundations and a structural slab on grade. Based on experience with similar sites, the team collaborated with Menard to implement a Controlled Modulus Column (CMC) soil improvement solution, allowing the use of conventional shallow foundations and a slab on grade. This approach simplified the structural system and reduced both construction cost and schedule.

The slab on grade design was further influenced by increased seismic demands introduced by the latest NBCC provisions, as well as uncertainty around racking loads during the tender phase. A conservative slab design was developed to accommodate worst-case loading scenarios and later refined during construction once the racking supplier was selected, in coordination with steel fiber suppliers.

To maintain schedule certainty, the project delivery was transitioned to a design-build approach, enabling early procurement of structural steel and reducing the risk associated with long lead times.

The perimeter wall framing required careful coordination due to municipal requirements and the architectural envelope’s visibility from a major highway. The façade incorporates curtain wall, brick, precast concrete, and both vertical and horizontal insulated metal panels. Detailed 3D Revit modeling of architectural and structural interfaces ensured constructible, well-coordinated details.

Uncertainty related to rooftop mechanical equipment was addressed by identifying and conservatively designing designated roof areas for additional loading. These assumptions were validated during construction once equipment selections were finalized, avoiding the need for on-site modifications.

Through strategic design and careful coordination, we delivered a cost-effective, efficient solution that met both technical requirements and the project’s ambitious goals.
